How the calculation works
Duration is roughly the mobilisation period plus area divided by the monthly completion rate in square metres per month. Indicative single-crew rates: villas 60-90, residential buildings 250-400, commercial 300-500 m2 per month. A second crew shortens the build, but not proportionally.

Why do projects overrun these figures?
Late owner decisions, finishing selections above all, interrupted payments and design changes. Those three outweigh weather and labour supply put together.
Does doubling the workforce halve the duration?
No. Technical sequencing — no plaster before first fix — and crowded work fronts cap the gain. Running trades in parallel on separate fronts works; stacking men on one does not.
Does the estimate include design and permits?
Only the mobilisation months you enter. Municipal permitting and design approval run before site works and should be added on top of the figure shown.
How do I turn months into a contractual completion date?
Add the mobilisation period to the site handover date, then allow for Ramadan, Eid holidays and the testing and commissioning period before you commit to a date.
