How the calculation works
Cost = built-up area x base rate per square metre for the building type x finishing factor x city factor. The rates are indicative market ranges and move with design, specification and the price of steel and cement at tender time, which is why the result carries a plus or minus 15% band.
Frequently asked questions
Can I sign a contract on this figure?
No. It is a feasibility estimate accurate to roughly plus or minus 15-20%. A contract price needs a detailed build-up from a complete bill of quantities.
What does the rate per square metre include?
Structure and normal finishing works. It excludes land, design fees, permits and municipal charges, and excludes special works such as pools, boundary walls and annexes.
Is VAT included?
No. Add 15% VAT on top of the construction cost when you build the project budget, and state clearly in every quotation whether your price includes it.
Why does the same house cost more in one city than another?
Transport distance for materials, local labour availability and municipal requirements. The city factor is where that difference is applied in this calculator.
